RICS Building Survey

RICS Building Survey is a thorough inspection and a comprehensive report that provides an in-depth analysis of the visible defects and problems caused by hidden flaws. It outlines the repair options and the likely consequences of inactivity and provides advice for the conveyancer details of serious risks and dangerous conditions.

This is an ideal survey if you are purchasing a large, older or run-down property, or a building that is unusual or altered, or if you’re planning major works. It outlines:

• All defects to the property and their implications.

• The cost to rectify all defects allowing you scope for negotiation on the purchase price of the property

• Testing for dampness of the walls, and results for these tests.

• Testing of all woodwork for damp and woodworm, and the results of these tests.

• Investigation into the condition of damp proofing, insulation and drainage – although the drains will not actually be tested.

• Technical information about how the property was constructed, and all materials which were used in the process.

• Proposals for any further special inspections and subsequent work which may need to be done on the property, due to
findings during, the survey.

Condition Report

The RICS Condition Report focuses purely on the condition of the property in a clear ‘ traffic light’ ratings of the condition of the different parts of the building, services, garage and outbuildings requiring varying degrees of attention.

This does not include a valuation of the property but does summarise the risks to the condition of the building, including guarantees, and planning and building control issues for your conveyancer.

This is an ideal survey if you are buying, selling or living in a conventional house, flat or bungalow built from common building materials and in reasonable condition.

Homebuyers Report

This is a more extensive inspection of the property that includes all of the features in the Condition Report along with
Market Value of the property, an insurance reinstatement figure, list of problems that may affect the value of the property and advice on repairs and ongoing maintenance issues that need to be investigated.

In addition, it includes legal issues that need to be addressed before completion and information on location, local environment and recorded energy efficiency of the property.

Expert Witness

Where there are legal disputes and matters that may go to Court, we can prepare Independent Expert Witness Reports which comply with the Civil Procedure Rules of the Courts.

These reports can cover all Surveying issues ranging from Defects, Dilapidations, Party Wall issues and much more. Our clients are able to rely on in-depth and unbiased reporting services designed to assist them during legal property disputes.

As truly Independent Chartered Building Surveyors, the Courts will accept our analysis and reporting of a situation where a dispute exists so that the Court can give a well-advised ruling.
